{"id":58893,"date":"2024-09-20T03:03:12","date_gmt":"2024-09-20T01:03:12","guid":{"rendered":"https:\/\/housesmarketplace.com\/real-estate-agents-have-mixed-feelings-about-fed-rate-cut\/"},"modified":"2024-09-20T03:03:12","modified_gmt":"2024-09-20T01:03:12","slug":"real-estate-agents-have-mixed-feelings-about-fed-rate-cut","status":"publish","type":"post","link":"https:\/\/housesmarketplace.trio-tv.com\/ru\/real-estate-agents-have-mixed-feelings-about-fed-rate-cut\/","title":{"rendered":"\u0410\u0433\u0435\u043d\u0442\u044b \u043f\u043e \u043d\u0435\u0434\u0432\u0438\u0436\u0438\u043c\u043e\u0441\u0442\u0438 \u0438\u0441\u043f\u044b\u0442\u044b\u0432\u0430\u044e\u0442 \u0441\u043c\u0435\u0448\u0430\u043d\u043d\u044b\u0435 \u0447\u0443\u0432\u0441\u0442\u0432\u0430 \u043f\u043e \u043f\u043e\u0432\u043e\u0434\u0443 \u0441\u043d\u0438\u0436\u0435\u043d\u0438\u044f \u0441\u0442\u0430\u0432\u043a\u0438 \u0424\u0420\u0421"},"content":{"rendered":"<div>\n<p>Real estate agents have white-knuckled their way through more than two years of suffocatingly high mortgage rates that have stymied sales, choked off inventory and pushed home prices to new all-time highs.<\/p>\n<p>So what was the reaction from agents when the <strong>Federal Reserve<\/strong> <a href=\"https:\/\/www.housingwire.com\/articles\/fed-goes-big-slashing-interest-rates-by-50-bps\/\">surprised everyone by cutting rates by 50 basis points<\/a> rather than the 25 that was taken as a given?<\/p>\n<p>Meh.<\/p>\n<p>In conversations with <strong>HousingWire,<\/strong> agents from across the country said they don\u2019t think the larger-than-expected rate cut will have much more of an impact on the housing market than if they\u2019d gotten the one they did expect.<\/p>\n<p>They believe lower <a href=\"https:\/\/www.housingwire.com\/mortgage-rates\/\">mortgage rates<\/a> have already been priced into the market and that movement from buyers will be relegated to people on the margins who need to move, rather than want to.<\/p>\n<p>And while sales will likely rise, there\u2019s a scenario where an influx of buyers will drive prices up and offset the financial benefit of lower mortgage rates.<\/p>\n<p><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/19478739\/thumbnail\" width=\"100%\" alt=\"table visualization\"><\/noscript><\/p>\n<p>\u201cI always think demand comes before supply in this situation,\u201d said <strong>Redfin<\/strong> agent Justin Vold, who is based in Los Angeles. \u201cIf more buyers come in than supply comes in, that has to dictate stronger prices or more sales, one of the two.\u201d<\/p>\n<p>Home sales could use some juice. The <strong>National Association of Realtors<\/strong> reported this week that <a href=\"https:\/\/www.housingwire.com\/articles\/existing-home-sales-august-2024\/\">existing-home sales in August fell by 2.5%<\/a> month over month and by 4.2% compared to a year ago. While <a href=\"https:\/\/www.housingwire.com\/articles\/new-home-sales-pop-but-supply-is-shrinking\/\">new-home sales are faring much better,<\/a> they make up significantly less of the market.<\/p>\n<p>Rising interest rates were a response to post-pandemic inflation that began to rise sharply at the beginning of 2022. But inflation numbers have been dropping steadily for some time, and they appear to have bottomed out.\u00a0<\/p>\n<p><a href=\"https:\/\/www.housingwire.com\/articles\/inflation-decelerates-but-housing-expenses-prove-stubborn\/\">The Consumer Price Index (CPI) for August<\/a> showed a mere 2.5% year-over-year rise, the lowest figure since February 2021. Core inflation \u2014 which excludes food and energy costs \u2014 sank to 3.2%, a key indicator for the Fed.<\/p>\n<p>But the one component of the <a href=\"https:\/\/www.bls.gov\/news.release\/cpi.nr0.htm\">CPI<\/a> that remains stubbornly high is housing costs, which makes up a third of the index. This has given rise to the perception in the real estate industry that the Fed bungled the timing of rate hikes and cuts.\u00a0<\/p>\n<p>\u201cBy March 2022 everyone including my cat knew that inflation was soaring and the money supply was zero,\u201d said New York-based <strong>Compass<\/strong> agent Leonard Steinberg. \u201cTo a certain degree I think the Fed has been slow to respond, but we\u2019re going to head back to normal. That\u2019ll be good for the housing market, but we still have a lot of work to do on [housing] supply.\u201d<\/p>\n<p>More important than the size of the interest rate cut is where mortgage rates land when the cut settles in. Agents consistently said that the magic number for rates that would really get the market moving would be 5% or below.<\/p>\n<p><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/19462446\/thumbnail\" width=\"100%\" alt=\"chart visualization\"><\/noscript><\/p>\n<p>Geographically, the effect will play out differently depending on conditions in any given market. In Florida, Texas and Boise, Idaho \u2014 pandemic boomtowns that have since cooled considerably \u2014 lower mortgage rates could stabilize the market.<\/p>\n<p>Linda O\u2019Koniewski, an agent in the Massachusetts area, says that the lower rates could make things worse in hot sellers markets.<\/p>\n<p>\u201cIn greater Boston, it\u2019s just going to add more fuel to the fire here,\u201d she said. \u201cSo this doesn\u2019t really fix the affordability problem. It\u2019s great for investors. It\u2019s great for M&amp;A. It\u2019s great for a lot of people, but for the guy on the ground? It might mean he can get into a house. It depends on what part of the country.\u201d<\/p>\n<p>Christian Prakas, a <strong>Serhant<\/strong> agent in Palm Beach County, Florida, points out that lower rates can also impact the luxury market, which tends to be considered immune to mortgage rates.<\/p>\n<p>\u201cPeople have a large misconception that these interest rates don\u2019t affect the high-end market, meaning $10 million and up,\u201d he said. \u201cIt does affect them. When interest rates were 2.5% to 3.5% they would take a $30 million loan because they can make more on their money in their own business or in the bond market or stocks.
