While business may not be booming, from Lunde\u2019s perspective it is \u201cless soft\u201d than expected by this point in the year.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-recent-lender-moves\">Recent lender moves<\/h2>\n<p>As is often the case, leading reverse mortgage lenders remain optimistic about the business prospects for 2025, particularly when it comes to entering into partnerships with certain forward mortgage players. At the beginning of the year, industry leaders identified forward partnerships as a <a href=\"https:\/\/www.housingwire.com\/articles\/reverse-mortgage-leaders-talk-forward-lending-partnerships-in-2025\/\" target=\"_blank\" rel=\"noreferrer noopener\">potential key driver for 2025 business<\/a>, and some of the leading lenders have continued to feel similarly as the year has progressed.<\/p>\n<p><a href=\"https:\/\/www.housingwire.com\/company\/longbridge-financial\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Longbridge Financial<\/strong><\/a> CEO Chris Mayer shared optimistic sentiments with RMD on this topic as well, particularly crediting the additional interest in reverse mortgages at the <a href=\"https:\/\/www.housingwire.com\/company\/mortgage-bankers-association\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Mortgage Bankers Association<\/strong><\/a> (MBA) as a source of renewed optimism for forging stronger bonds between both sectors of the mortgage industry.<\/p>\n<p>\u201cIt\u2019s logical that, if you\u2019re in the mortgage business, that you should want to serve people who own a third of the houses in the country, and it\u2019s logical that MBA has wanted to do that. But that has required leadership, and the leadership at MBA, I think, should be complimented for taking a fresh look at the product, the industry and the program,\u201d Mayer said in the interview.<\/p>\n<p>Longbridge also started the early part of the year by <a href=\"https:\/\/www.housingwire.com\/articles\/longbridge-lowers-minimum-home-value-for-platinum-products\/\" target=\"_blank\" rel=\"noreferrer noopener\">updating some of the terms<\/a> for its proprietary \u201cPlatinum\u201d product suite, lowering the minimum required home value, and Larry Penn \u2014 CEO of Longbridge parent <a href=\"https:\/\/www.housingwire.com\/tag\/ellington-financial\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Ellington Financial<\/strong><\/a> \u2014 revealed that the company is <a href=\"https:\/\/www.housingwire.com\/articles\/longbridge-financial-ellington-financial-reverse-mortgage-q4-2024-earnings\/\" target=\"_blank\" rel=\"noreferrer noopener\">developing a new product<\/a>.<\/p>\n<p>\u201cLongbridge is actually actively working with some other partners to create some other products for seniors that may not technically be reverse mortgages but have a lot of similar characteristics,\u201d Penn said in Ellington\u2019s Q4 2024 earnings call.<\/p>\n<p>Mayer\u2019s optimism was shared by <a href=\"https:\/\/www.housingwire.com\/tag\/finance-of-america\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Finance of America<\/strong><\/a> (FOA) senior vice president of retail sales <a href=\"https:\/\/www.housingwire.com\/articles\/foas-james-mittleman-on-reverse-industrys-forward-partnerships-proprietary-as-the-future\/\" target=\"_blank\" rel=\"noreferrer noopener\">James Mittleman<\/a>, who said that stronger bonds with the forward side could induce \u201cmore customers to potentially inquire [about reverse mortgages] who may not have previously,\u201d Mittleman said in February.<\/p>\n<p>Other lenders are also aiming to put this integration into practice, including <a href=\"https:\/\/www.housingwire.com\/tag\/fairway-independent-mortgage\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Fairway Independent Mortgage Corp.<\/strong><\/a> In January, Fairway announced that the strength it\u2019s observing in its Home Equity Conversion Mortgage (HECM) for Purchase business is <a href=\"https:\/\/www.housingwire.com\/articles\/fairway-eyes-reverse-mortgage-expansion-in-2025\/\" target=\"_blank\" rel=\"noreferrer noopener\">pushing the company<\/a> to \u201cexpand its reverse mortgage channel through aggressive recruiting, strategic partnerships, and [\u2026] integration of its forward and reverse businesses,\u201d it said.<\/p>\n<p><a href=\"https:\/\/www.housingwire.com\/tag\/mutual-of-omaha-mortgage\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Mutual of Omaha Mortgage<\/strong><\/a> is also moving quickly, having become the <a href=\"https:\/\/www.housingwire.com\/articles\/the-top-10-retail-reverse-mortgage-lenders-of-2024\/\" target=\"_blank\" rel=\"noreferrer noopener\">No. 1 lender in the industry<\/a> based on its HECM endorsement figures. It has maintained that position consistently through 2025 so far, but FOA has nipped at its heels: only 18 loans separated the two lenders in February, according to <a href=\"https:\/\/www.rminsight.net\/wp-content\/uploads\/2025\/03\/Lenders_202502.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">RMI data<\/a>.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-performance-metrics\">Performance metrics<\/h2>\n<p>Speaking of those endorsement metrics, RMI President John Lunde told RMD that he feels like the business is in a slightly stronger place than he was expecting it to be at the end of 2024.<\/p>\n<p>\u201cI would say things are less soft at this point than I might have expected a couple months ago, like at the end of the year,\u201d Lunde said. \u201cIf you asked me where we were going to be for January and February, I probably would have guessed a little lower than where we ended up.\u201d<\/p>\n<p>In January, HECM endorsements <a href=\"https:\/\/www.housingwire.com\/articles\/hecm-endorsements-hmbs-issuance-january-2025\/\" target=\"_blank\" rel=\"noreferrer noopener\">increased by 0.6% to 2,641 loans<\/a> for the month. In February, they slightly <a href=\"https:\/\/www.housingwire.com\/articles\/reverse-mortgage-endorsements-securities-issuance-fell-in-february\/\" target=\"_blank\" rel=\"noreferrer noopener\">declined by 6.1% to a total of 2,481<\/a>, an improvement on the totals seen in the same month of 2023 and 2024 but still below January\u2019s figures.<\/p>\n<p>But the lack of overall softness is an encouraging development, he said, and while lenders are working diligently to increase their volume they also still have to contend with rates being higher than the mortgage industry broadly would like them to be.\u00a0<\/p>\n<p>The increase the industry saw in the 10-year CMT around the fall of last year led Lunde to believe that things would taper off more than they actually did in the early going of 2025.<\/p>\n<p>\u201cTo not really see significant deterioration from that point in Q4 is encouraging,\u201d Lunde said. \u201cFebruary is always tough, just because it\u2019s such a short month, so I don\u2019t worry too much about that. But, it\u2019s harder these days than ever before, just because we don\u2019t have some of the early indicators we usually rely on, like the case numbers issued.\u201d<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-data-pent-up-demand\">Data, \u2018pent-up demand\u2019<\/h2>\n<p><a href=\"https:\/\/www.housingwire.com\/tag\/fha\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Federal Housing Administration<\/strong><\/a> (FHA) reports on reverse mortgage metrics have been delayed, and there is not an indication from the agency regarding when or if those reports will return.<\/p>\n<p>Since the transition to the Trump administration, several government reports and websites have been changed to remove data that was previously accessible, though some of that legacy data <a href=\"https:\/\/www.medpagetoday.com\/washington-watch\/washington-watch\/114177\" target=\"_blank\" rel=\"noreferrer noopener\">has been restored<\/a> in compliance with court orders or other departmental actions. But certain industry-relevant FHA reports, including the HECM \u201csnapshot,\u201d have not been updated <a href=\"https:\/\/www.hud.gov\/program_offices\/housing\/rmra\/oe\/rpts\/hecmsfsnap\/hecmsfsnap\" target=\"_blank\" rel=\"noreferrer noopener\">since October, 2024<\/a>.<\/p>\n<p>Still, business is humming along.
