The panel dissected the <a href=\"https:\/\/www.housingwire.com\/housing-market\/\">housing market\u2019s<\/a> current state \u2014 marked by rising inventory, <a href=\"https:\/\/www.housingwire.com\/tag\/affordability\/\">affordability<\/a> challenges, elevated <a href=\"https:\/\/www.housingwire.com\/mortgage-rates\/\">mortgage rates<\/a>, and investor uncertainty \u2014 and what it all means for the rest of <a href=\"https:\/\/www.housingwire.com\/tag\/2025-housing-market-forecasts\/\">2025 and beyond.<\/a><\/p>\n<h2 class=\"wp-block-heading\" id=\"h-inventory-is-rising-but-not-everywhere\"><strong>Inventory is rising \u2014 but not everywhere<\/strong><\/h2>\n<p>Ivy Zelman noted, while affordability remains stretched, a surprising development has been the slow but steady rise in existing home inventory.<\/p>\n<p>\u00a0<strong>\u201cIf you go into certain parts of the country, inventories like in the state of Florida and in Texas are up probably roughly 50% relative to where they were pre-COVID.\u201d<\/strong> <\/p>\n<p>\u2014[06:45]<\/p>\n<p>Logan Mohtashami added that despite mortgage rates hovering above 6.65% for much of the year, purchase applications and pending home sales have shown unexpected strength.<\/p>\n<p>\u00a0<strong>\u201cIf someone told me rates would stay this high and we\u2019d have positive purchase application data year over year\u2026I would have not taken that bet.\u201d<\/strong> <\/p>\n<p>\u2014[13:50]<\/p>\n<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-builders-are-feeling-the-pressure\"><strong>Builders are feeling the pressure<\/strong><\/h2>\n<p>While homebuilders have benefited from limited resale inventory over the last few years, the panel agreed that the dynamic is shifting.
