A report released last month by <strong>Cotality<\/strong> found that homebuyer hesitation often predicts loan fallout, even without an official withdrawal.<\/p>\n<p>As a result, the property analytics firm found that 16% of buyers \u201cghosted\u201d their <a href=\"https:\/\/www.housingwire.com\/articles\/mortgage-applications-fall-to-their-lowest-level-since-may\/\">mortgage applications<\/a> last year \u2014 a trend attributed mostly to confusion and lack of confidence. But success was manifested through trust and timing.<\/p>\n<p><a href=\"https:\/\/www.cotality.com\/insights\/analysis\/who-really-owns-the-homebuyer\">Cotality\u2019s \u201cFrom House to Home\u201d report<\/a> included a survey of 1,000 recent and prospective U.S. homebuyers. It explored the dichotomy between markets relying on speed and buyers relying on timing. Ultimately, it found that homebuyers care more about timing and confidence as 43% felt speed was critical when finding a home, while 41% said the same about securing a mortgage.<\/p>\n<p>Anand Srinivasan, Cotality\u2019s head of research and development, said that delivering a speedy loan is about walking a fine line of executing personalized timing and information delivery for different generations.<\/p>\n<p><a href=\"https:\/\/www.housingwire.com\/articles\/gen-z-still-eager-to-buy-homes-but-getting-weary\/\">Gen Zers<\/a>, for example, tend to start the application process with confidence but lose it quickly as they are often stressed by insurance and closing costs. Srinivasan said this was a surprising discovery, given the digitally-savvy nature of the generation.<\/p>\n<p><a href=\"https:\/\/www.housingwire.com\/articles\/baby-boomers-overtake-millenials-in-buying-the-most-houses\/\">Baby boomers<\/a>, on the other hand, are the least overwhelmed and most trusting group, relying heavily on human experts.<\/p>\n<p>The report highlights a widespread confidence gap among the 1,000 people surveyed. Only 12% of buyers said they felt confident starting the process, while only 8% felt assured after finding the right home. Thirteen percent said they didn\u2019t feel confident until the moment they closed. And only 7% described the entire experience as straightforward.<\/p>\n<p>Comfort and timing emerged as stronger predictors of loyalty than convenience, and these factors kept buyers on track to finish their applications. Buyers who felt comfortable throughout the process and <a href=\"https:\/\/www.housingwire.com\/articles\/most-homesellers-still-rely-on-agents-in-2025-but-trust-issues-linger\/\">built up trust with their agent<\/a> or lender were far more likely to use that person again.<\/p>\n<p>\u201cComfort is the factor that keeps home buyers coming back again and again,\u201d Srinivasan said. \u201cYou have to microdose [Gen Z] with the right amount of information at the right time. You do it too quickly, you\u2019re noise. You do it too late, you\u2019re irrelevant.\u201d<\/p>\n<p>Some lenders have said that while Cotality\u2019s data is from a year ago, some of the same issues persist and are just as relevant now. <\/p>\n<p>Phil Crescenzo, the Southeast division vice president for <strong>Nation One Mortgage<\/strong> <strong>Corp.<\/strong>, said that a lot of application withdrawals have to do with <a href=\"https:\/\/www.housingwire.com\/articles\/the-trigger-leads-bill-is-back\/\">trigger leads<\/a>.<\/p>\n<p>\u201cOften, an unsuspecting consumer may start or open an application because they are contacted immediately after the application. [It\u2019s often] a solicitation made to appear as the institution they are working with. This would result in an unexplained number of withdrawn applications,\u201d Crescenzo said.<\/p>\n<p>In the wake of the Homebuyers Privacy Protection Act (H.R. 2808)\u00a0<a href=\"https:\/\/www.housingwire.com\/articles\/trigger-lead-ban-bill-advances-to-trumps-desk\/\">advancing to President Donald Trump\u2019s desk<\/a>, Crescenzo thinks the confusion will dissipate. <\/p>\n<p>\u201cNow that the law protecting homeowners\u2019 information has passed, this should not allow homebuyers [to be] abused by marketers or uninvited spam calls.\u201d<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-factors-leading-to-ghosted-applications\">Factors leading to ghosted applications<\/h2>\n<p>Though Cotality\u2019s survey pulled data from last year, <a href=\"https:\/\/www.housingwire.com\/articles\/loan-officers-focus-on-quality-not-quantity\/\">loan officers<\/a> and other mortgage professionals are still reporting application fallout for the same reasons.<\/p>\n<p><a href=\"https:\/\/www.housingwire.com\/articles\/lo-comp-reform-from-channel-conflict-to-consumer-centered-change\/\">Brian Vieaux<\/a>, president and chief operating officer of <strong>FinLocker<\/strong>, said that he speaks with LOs daily about \u201cpipeline fallout\u201d and how it can be mitigated. <\/p>\n<p>\u201cMost have told me that they see a higher rate of cancellations today than they have in years past,\u201d Vieaux told HousingWire. \u201cMost cite the buyer getting \u2018cold feet\u2019 as a reason. When I probe, I\u2019m hearing that uncertainty with the economy, inflation, etc., are typically the specific reasons.\u201d<\/p>\n<p>Vieaux offered anecdotal evidence. \u201cOne LO, just this morning, texted me that he has buyers that he preapproves who are hesitant from the very beginning but want to \u201cwindow watch.\u201d Then, when they do put an offer in, the slightest issue \u2014 typically inspection-related \u2014 that arises causes them to withdraw.<\/p>\n<p>\u201cI\u2019m not so sure that it\u2019s <a href=\"https:\/\/www.housingwire.com\/articles\/home-prices-hit-all-time-high-but-more-inventory-cools-price-growth\/\">sticker shock on the price of a home<\/a> as much as anxiousness with the broader economy and potential impact on them after they buy,\u201d he mused.<\/p>\n<p><strong>GO Mortgage<\/strong> LO Adam Neft said that while he hasn\u2019t seen many of his clients withdrawing, he believes that the speed to close has put pressure on would-be buyers.<\/p>\n<p>\u201cOne of the unfortunate dynamics has been the speed to offer and get into a contract,\u201d Neft said. \u201cI bought my home in November 2011 and got into contract end of August that year. I\u2019d been looking for a few months. I found this property, went and looked, and decided I wanted to look at it a second time a few days later. Made an offer, negotiated, got into contract and closed. But from first look to accepted offer was probably seven to 10 days.<\/p>\n<p>\u201cNow? Homes are up for sale and often have several offers at or over list price within hours,\u201d he added, explaining that the \u201chighest and best\u201d offers must be submitted as quickly as possible. \u201cBuyers don\u2019t have time to think or consider. It\u2019s the ready, shoot, aim. Then they get an accepted offer and go, \u2018What did we just do?\u2019 Real estate is a massive transaction. I think people should have time to mull it over, but unfortunately, that\u2019s become a luxury.\u201d<\/p>\n<p><a href=\"https:\/\/www.housingwire.com\/winner-profile\/2023-woman-of-influence-jennifer-mcguinness\/\">Jennifer McGuinness<\/a>, CEO of <strong>Pivot Financial<\/strong>, said that the reasons for application withdrawal may be as simple as a better option emerging. They could also be tied to the area where the buyer is looking, a lack of <a href=\"https:\/\/www.housingwire.com\/articles\/whats-the-deal-with-loan-officer-coaching\/\">loan officer education<\/a> or a busier application season.<\/p>\n<p>\u201cThere can be a whole host of reasons why a purchaser will withdraw a purchase contract,\u201d McGuinness said. \u201cOne, it could be <a href=\"https:\/\/www.housingwire.com\/articles\/massachusetts-set-to-bar-home-sellers-from-requiring-inspection-waivers\/\">inspection issues<\/a>, where a property has something that they believe is material that they believe can become too expensive, or it\u2019s not worth their while to fix.<\/p>\n<p>\u201cIt also depends on when, she added. \u201cIf you have more contracts because you\u2019re in a selling season or a buying season, you\u2019ve got to have more canceled applications because there are more of them.\u201d<\/p>\n<p>Confidence issues, McGuinness says, have always existed among prospective homebuyers.<\/p>\n<p>\u201cYou have to remember that each generation has different needs from the manner in which they interact with a Realtor, a loan officer or computers,\u201d she said. \u201cFor example, your baby boomer is not going to be the one who wants to talk to an <a href=\"https:\/\/www.housingwire.com\/articles\/mmi-unveils-ai-interface-chatmmi-mortgage-loan-officers\/\">AI chatbot<\/a>.
