Everyone had their own experiences to share. And a lot of people messaged me,\u201d he says.\u00a0<\/p>\n<p>The reaction convinced him that the issue was larger than just one transaction, but he wanted to be sure. So, the next day, he wrote a comment saying, \u201cHey, if this gets enough upvotes, I\u2019ll quit what I\u2019m doing right now and start working on building a solution. And, within a couple of hours, that post had about 5,000 upvotes. So I was like, okay, I\u2019m doing this.\u201d<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-breaking-down-the-agent-role\">Breaking down the agent role<\/h2>\n<p><a href=\"https:\/\/zown.ca\/the-zown-story\">Zown\u2019s model<\/a> aims to overhaul the way <a href=\"https:\/\/www.housingwire.com\/agent\/\">real estate agents<\/a> work by introducing AI and specialization. \u201cMost of the time that a Realtor spends is actually on lead generation, lead nurturing, cold calling, knocking on doors\u2026 rather than negotiating or getting deals done.\u201d <\/p>\n<p>So, he says, Zown divides the agent role into separate functions. \u201cOne is, when it comes to educating the buyer about the <a href=\"https:\/\/www.housingwire.com\/housing-market\/\">market<\/a>\u2026 Then you have an agent who actually shows you properties. Then, they negotiate and get the deal done,\u201d Rameez says. \u201cWe have two sets of agents,\u201d he says. Zown divides them into showing agents and personal agents.\u00a0<\/p>\n<p>Showing agents earn hourly pay. \u201cThat agent gets paid roughly $50 per hour for their work, and each showing roughly takes about an hour. So now if I\u2019m going to see 10 properties before I find my dream home, there is roughly $500 that gets spent on showing agents,\u201d Rishard explains. Personal agents are <a href=\"https:\/\/www.housingwire.com\/articles\/rocket-revamps-real-estate-arm-moves-home-search-to-redfin\/\">salaried<\/a>, with additional compensation for closings.<\/p>\n<p>Lisa Touney, Zown\u2019s first U.S. broker, adds that this <a href=\"https:\/\/www.housingwire.com\/articles\/realtrends-verfieid-brokerage-rankings-top-10-growth\/\">compensation model<\/a> helps reduce stress for agents. \u201cIt takes away that chaos. It provides peace of mind. Since they\u2019re salaried, instead of having the commissions that are staggered and not consistent, they are consistently paid, so they\u2019re more at ease in working with clients.\u201d<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-ai-and-the-consumer-experience\">AI and the consumer experience<\/h2>\n<p><a href=\"https:\/\/www.housingwire.com\/technology\/\">Technology<\/a> is at the core of Zown\u2019s offering. \u201cZown has the technology side down to a T,\u201d says Tourney. \u201cWe wanted to be ahead of it. We wanted to be introducing it.\u201d<\/p>\n<p>Rameez introduced <a href=\"https:\/\/www.housingwire.com\/articles\/exp-realty-embraces-digital-twin-tech-to-transform-workflows\/\">AI<\/a> to automate a lot of the processes involved in buying a home to \u201creduce the inefficiency that we see today.\u201d He adds, \u201cThat empowers agents to do what they\u2019re good at \u2014 negotiating and getting deals done.<\/p>\n<p>\u201cWhen we did that, we were surprised that we were able to shave off a lot of time that real estate agents spend, allowing us to give back to the buyer. Today, we give back almost 50% of our <a href=\"https:\/\/www.housingwire.com\/articles\/how-real-estate-brokers-are-protecting-commissions-today\/\">commissions<\/a> to buyers to help them with their home purchase and reduce their closing costs,\u201d he says. \u201cRoughly, that is about 1.5% of the purchase price.\u201d<\/p>\n<p>Rameez compared Zown\u2019s structure to a production line. \u201cWhat we\u2019ve done instead is essentially treated this like a production line, like how an iPhone is made. No matter how many iPhones are being made, you\u2019re buying the same iPhone anywhere. We\u2019ve divided what a [real estate agent] does into multiple small buckets\u2026 and we built tech and AI to automate things in each of these microservices.\u201d<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-a-tweak-to-the-redfin-model\">A tweak to the Redfin model<\/h2>\n<p>If this sounds like a model similar to <strong><a href=\"https:\/\/www.housingwire.com\/articles\/rocket-revamps-real-estate-arm-moves-home-search-to-redfin\/\">Redfin<\/a><\/strong>, that\u2019s because it is. Rameez directly compared Zown\u2019s model to Redfin, pointing out what he sees as a key difference: \u201cRedfin, and companies like <strong>Zillow<\/strong>, on the outside look similar. But then, if you look at Redfin, they get a lead and pass it on to a [real estate agent]. If that [agent] is not performing well, that lead might not actually have the best experience.\u201d\u00a0<\/p>\n<p>He continues, \u201cWe\u2019ve made these individuals [experts] at these individual tasks. Zown has been able to ace that innovation and the technology behind it that Redfin or Zillow will never be able to do.\u201d<\/p>\n<p>For consumers, the experience should be seamless. Touney describes it as \u201cmore specified in a skill set and then able to provide that service fully.\u201d She emphasized Zown\u2019s goal: It\u2019s about \u201cthe experience to feel like it\u2019s a fun, involved process.\u201d<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-growth-plans-beyond-california-and-canada\">Growth plans beyond California and Canada<\/h2>\n<p>Since launching its platform, Zown has completed \u201cover $300 million worth of transactions\u201d in California, according to Touney. Rameez says, \u201cOur launch in California has been extremely successful so far. Now we are looking at being in every state in the U.S. within the next 12 to 16 months.\u201d<\/p>\n<p>Zown is already preparing for expansion into Texas and Florida. \u201cWe are working on launching in both Texas and Florida, which are two major real estate markets.<\/p>\n<p>Touney says her focus remains on California. \u201cWe currently have four of us working. We\u2019re working through the numbers to know that the largest market to break into right now is California, and that is going very well.\u201d<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-mission-and-future\">Mission and future<\/h2>\n<p>Rameez sees Zown as a way to help younger buyers. \u201cFirst-time homebuyers absolutely love what we are doing, and we want to help many other, younger individuals like myself to transition from renting to homeownership in their 20s rather than waiting for their 30s, 40s, or never being able to own a home.\u201d<\/p>\n<p>He adds, \u201cWe want people to start building wealth, getting into their own homes, and having that peace of mind.
