It\u2019s not hype; nor is it an abstraction. It\u2019s an operational must-have.<\/p>\n<p>Would-be homebuyers aren\u2019t saying no because they don\u2019t want a home. They\u2019re saying not yet because the math feels fragile and the risk feels personal. A builder who can\u2019t adapt product, options, positioning, and cost quickly enough isn\u2019t just slower. They\u2019re less credible.<\/p>\n<p>Sandlin describes a company trying to remain credible in a hesitant market while adjusting to reality without tearing itself apart. His point is that the old way\u2014redrawing, reissuing, rechecking, and relearning the hard way\u2014burns precisely what builders can least afford right now: time and people.<\/p>\n<p>That\u2019s where the conversation shifts from a single tool or workflow to homebuilding\u2019s chronic blind spot.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-research-and-development-starved\">Research and development starved<\/h2>\n<p>For decades, residential construction has been one of America\u2019s largest physical production engines \u2014 and one of its least research-driven. Homebuilding organizations have learned to invest in land, sales, and operations to drive immediate volume.<\/p>\n<p>They have not learned to invest consistently in a formal \u201clearn faster than reality changes\u201d capability \u2014 the kind of R&amp;D discipline other industrial sectors treat as non-negotiable. The consequences are plain in the industry\u2019s most stubborn structural gap: the wide disconnect between back-office systems and frontline reality \u2014 between IT (Information Technology) and OT (Operational Technology).<\/p>\n<p>The simplest way to describe that disconnect is this: in many builders\u2019 organizations, the systems that \u201cdecide\u201d and the systems that \u201cdo\u201d are still not wired together. The result is predictable. Decisions are made upstream with incomplete or stale information. The field absorbs the consequences downstream, where change is expensive, time is compressed, and failure is public. The accounting system eventually records the damage, but it doesn\u2019t prevent it.<\/p>\n<p>In an exclusive interview, Higharc co-founder and VP of Special Projects Michael Bergin offered insight into why Sandlin\u2019s \u201cnimbleness\u201d point is so loaded \u2014 and why the next phase of homebuilding performance won\u2019t be a marketing or incentives story. It will be a systems story.<\/p>\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cThe trajectory of what we\u2019re doing with Higharc Labs is meant to enable more stakeholders in the process of building new homes to have their perspectives or needs resolved in the product model,\u201d Bergin said. \u201cI think [that] is a big challenge across the board for builders.\u201d<\/em><\/p>\n<\/blockquote>\n<p>That sentence is the thesis. The bottleneck isn\u2019t that builders lack smart people. It\u2019s that the organization\u2019s intelligence arrives in fragments \u2014 and those fragments move slowly, informally, and inconsistently. The jobsite receives the final version of the truth, often long after the \u201ctruth\u201d should have been corrected.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-it-doesn-t-talk-to-ot\">IT doesn\u2019t talk to OT<\/h2>\n<p>Bergin\u2019s example is the kind of thing that makes operators grimace because it\u2019s so familiar.<\/p>\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cPurchasing has an input,\u201d he said. \u201cThis window isn\u2019t available, so we\u2019ll need to switch to this window size.\u201d In the traditional model, he explained, \u201cthey might draft an email and send it to the drafting team. The drafting team will address it when they do, and that could be months. In the meantime, there is a risk of mistakes happening.\u201d<\/em><\/p>\n<\/blockquote>\n<p>That\u2019s IT and OT failing to speak the same language. Purchasing knows the supply chain reality. Drafting controls the plan\u2019s reality. Construction executes the physical reality. If the bridge between those realities is an email, the field will pay for it.<\/p>\n<p>Bergin didn\u2019t stop there. He laid out the broader pattern:<\/p>\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cThe same happens for inputs that come from sales, and the same happens for inputs that come from code changes or regulatory changes, and the same happens for executive inputs, right?\u201d<\/em><\/p>\n<\/blockquote>\n<p>Most builders can read that and immediately picture the cascade: a sales-requested tweak, a spec availability change, a code update, a municipality\u2019s interpretation shifting, a leadership decision on options or pricing \u2014 and the slow-motion scramble to align every downstream artifact.<\/p>\n<p>This is where \u201cnimbleness\u201d becomes more than speed. It becomes a form of risk management. Bergin framed the opportunity as transforming change management into a disciplined, governed process rather than a human relay race.<\/p>\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cBeing able to take all of those perspectives or needs\u2026 and translate them into changes in the model that then just have to be approved by someone with the appropriate administrative capability, takes this change management problem and brings us enormous opportunity.\u201d<\/em><\/p>\n<\/blockquote>\n<p>He was precise about what that opportunity actually is: a builder finally getting to \u201ca single source of truth.\u201d Not a rhetorical one \u2014 a functional one.<\/p>\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cSo we can be really certain that we have a single source of truth, not just for the design and drafting team, but for everyone across the business,\u201d he said.<\/em><\/p>\n<\/blockquote>\n<p>And then he added the line that should make every operator lean in:<\/p>\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cReally changes the dynamics of how long it takes to respond to the various changes happening across the business.\u201d<\/em><\/p>\n<\/blockquote>\n<p>That\u2019s what the IT\u2013OT disconnect looks like from 30,000 feet: the time it takes for reality to become shared truth \u2014 and then to become action.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-what-s-next\">What\u2019s next? <\/h2>\n<p>Now layer in what\u2019s different about 2026.<\/p>\n<p>Bergin is seeing builders become comfortable with AI in a shallow way first, and then hungry for it in a deeper way.<\/p>\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cI\u2019m starting to see a trend across the board among builders,\u201d he said. \u201cThey\u2019re using ChatGPT, maybe for just the typical daily work they would do, and they\u2019re getting assistance that feels fairly magical from a computer. And then they\u2019re looking more broadly and saying,, okay, how can I take the same type of capability and apply it to the core of my business?\u201d<\/em><\/p>\n<\/blockquote>\n<p>That shift matters because homebuilding has historically treated \u201ctechnology adoption\u201d as either a procurement decision or a cultural preference \u2014 early adopters versus laggards. Bergin\u2019s view is more pragmatic: the market is forcing builders to reduce friction and errors faster than people alone can.<\/p>\n<p>He offered a demo that illustrates what\u2019s changing.<\/p>\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cFirst, we\u2019re taking that image and passing it to one of our AI models,\u201d he said, describing a workflow that translates a floor plan image into a building information model. \u201cAnd then, 45 seconds later or so, a building information model appears here, representing what would be many hours of drafting work in some contexts, and in others, a full day of work ormore.\u201d<\/em><\/p>\n<\/blockquote>\n<p>The temptation is to treat that as a \u201cwow\u201d moment. The bigger point is what comes next: how you govern the system so \u201cwow\u201d doesn\u2019t turn into \u201coops.\u201d<\/p>\n<p>In homebuilding, you don\u2019t get credit for being fast if you\u2019re fast in the wrong direction. Bergin addressed the obvious concern\u2014hallucination and conflation\u2014without handwaving.<\/p>\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cYes, certainly there are,\u201d he said. His answer wasn\u2019t to pretend the risk doesn\u2019t exist. It was to design the workflow around it. \u201cWhat\u2019s happening there is that the prompt is being interpreted and then converted into a more structured analysis of the building to make sure that whatever the prompt\u2026 is actually viable to execute on,\u201d he explained. And if the request isn\u2019t viable, \u201cit will say, oh, sorry\u2026 we can\u2019t do that.\u201d<\/em><\/p>\n<\/blockquote>\n<p>That\u2019s a quiet but important distinction. In the consumer AI world, the user is entertained or assisted. In the operational world, the system must be comfortable saying no \u2014 because the cost of a wrong yes is a schedule slip, a rework bill, an inspection failure, or a warranty claim.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-domain-training\">Domain training<\/h2>\n<p>Bergin took it further by drawing a line between general-purpose AI and a production-grade system. He described experimenting with a general tool and acknowledged it was \u201cquite amazing\u201d \u2014 something \u201cfundamentally impossible a year ago.\u201d<\/p>\n<p>But he emphasized the risk:<\/p>\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cThere\u2019s some risk in depending on these systems, where they might present a response that seems confidently right but is actually quite wrong in subtle ways.\u201d He called out the core weakness: \u201cThese systems are still struggling in a very extreme way with geometry.\u201d<\/em><\/p>\n<\/blockquote>\n<p>That word \u2014 geometry \u2014 is a reminder that homebuilding isn\u2019t a text problem. It\u2019s physical math under constraints.<\/p>\n<p>It also explains why residential construction chronically underinvests in R&amp;D. In industries that spend heavily on R&amp;D, there is a deep respect for deterministic systems, validation, repeatability, and failure modes. Homebuilding, by contrast, has leaned on craft knowledge, experience, and heroic supervision. Those are valuable. They are not scalable R&amp;D disciplines.<\/p>\n<p>Bergin described Higharc\u2019s early development in those terms.<\/p>\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cThere were many years\u2026 our first three years of development\u2026 [based] on creating a system that was deterministic in its inputs, so it wasn\u2019t capable of hallucinating,\u201d he said. \u201cYou can always be sure that if you put the same inputs in, you\u2019re always going to get the same outputs on the other side, which is not the case with large language models.\u201d<\/em><\/p>\n<\/blockquote>\n<p>That\u2019s the key to the \u201cAI plus human discipline\u201d idea. AI can accelerate translation and suggest changes. Human discipline must govern truth, approvals, and standards. Otherwise, you\u2019ve just invented a faster way to drift.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-where-interoperability-begins\">Where interoperability begins<\/h2>\n<p>Bergin\u2019s 2026 view is ultimately about bringing more of the organization into that disciplined loop.<\/p>\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cNumber one for me in 2026, as far as what\u2019s exciting and what\u2019s going to become available,\u201d is enabling those cross-functional inputs \u2014 purchasing, sales, regulatory, executive \u2014 to be resolved in the model, not in the hallway.<\/em>\u201c<\/p>\n<\/blockquote>\n<p>His \u201csecond\u201d 2026 emphasis is telling, too: townhomes and a push into land complexity.<\/p>\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cWe\u2019re working on townhomes,\u201d he said. \u201cThe focus on townhomes is also pulling us deeper into supporting land development\u2026 because larger buildings on lots that might not be completely flat can be more challenging.\u201d<\/em><\/p>\n<\/blockquote>\n<p>The implication is that the old separation \u2014 land team over here, product team over there, permitting handled as a separate headache \u2014 isn\u2019t going to hold. As density rises and entitlement friction grows, builders will need to model risk \u201cfurther up the pipeline.\u201d<\/p>\n<p>That includes permitting, where the industry\u2019s OT reality has been stuck for years: manual validation, backlog, inconsistent interpretation, and slow cycles. Bergin called it \u201cthe permitting and plan validation aspect of the work,\u201d and said it\u2019s \u201cthe really rich opportunity\u201d because \u201cessentially all these are geometric or mathematical rule evaluations that need to be done, but they\u2019re done in a very manual way in the traditional process.\u201d<\/p>\n<p>He pointed to precedent:<\/p>\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cModel-based permitting is\u00a0 a well-established practice in the UK,\u201d and \u201cSingapore requires models and does automated permit analysis on a regular basis.\u201d<\/em><\/p>\n<\/blockquote>\n<p>The point isn\u2019t that U.S. municipalities will suddenly modernize. The point is that, eventually, the permitting bottleneck becomes too expensive for the system to tolerate \u2014 and the builders who can provide better model-based assurance will move faster with less drama.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-a-fully-integrated-tech-stack\">A fully-integrated tech stack<\/h2>\n<p>Then comes the piece often left out of \u201cAI in homebuilding\u201d conversations: the existing ecosystem. Bergin put it plainly:<\/p>\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cERP integrations and connecting back to the existing ecosystem are another big area of focus for us.\u201d He drew a clear boundary on scope \u2014 \u201cOnce it goes past construction, that\u2019s not really in our scope. We\u2019re focused on pre-construction optimization\u201d \u2014 but he also acknowledged the real-world requirement: \u201cTo ensure our customers can benefit from the expanded capability set without significant downstream rework, we must integrate with downstream ERP systems.\u201d<\/em><\/p>\n<\/blockquote>\n<p>That is the IT\u2013OT bridge in one sentence. A model can be brilliant. If it can\u2019t connect to the systems that run purchasing, scheduling, costing, and accounting, the organization fractures again \u2014 and the field reverts to improvising.<\/p>\n<p>So what\u2019s the call to action hidden in all of this?<\/p>\n<p>It\u2019s not \u201cuse AI.\u201d It\u2019s not \u201cbuy software.\u201d It\u2019s a challenge to builders, developers, and capital partners to acknowledge something uncomfortable: homebuilding has tried to scale a complex production system with a thin R&amp;D muscle. The result is a structural lag between decision and execution \u2014 and the cost of that lag is now too high.<\/p>\n<p>Dwight Sandlin wants \u201cnimbleness without sacrificing time and resources\u201d because his market is punishing waste. Michael Bergin is describing what it takes to make that real: more stakeholders, fewer handoffs, deterministic truth, governed change, and integration into the operational backbone. That\u2019s not tech worship.
