Even to the extent that strategy sometimes takes a back seat to tactical responsiveness, agility, and nimbleness.<\/p>\n<p>Now, at the risk of never letting the facts of a story get in the risk of a timely sports reference, in sports, it\u2019s said of some winning teams, \u201cthe best offense is a great defense.\u201d Sometimes, controlling the ball on offense wears down the competitors\u2019 defense. As the days count down to Super Bowl LX at Levi\u2019s Stadium in Santa Clara, Calif. \u2013 symbolically kicking off homebuilders\u2019 critical spring selling season \u2013 homebuilding\u2019s strategic and competitive metaphors align.<\/p>\n<p>For a business case, <a href=\"https:\/\/investors.centurycommunities.com\/news\/news-details\/2026\/Century-Communities-Reports-Fourth-Quarter-and-Full-Year-2025-Results\/default.aspx\">Century Communities\u2019 Q4 and full-year 2025<\/a> results are a strong starting point. We say this because what the Century team put on display is not \u201cgrowth.\u201d <\/p>\n<p>It\u2019s <em>control<\/em>.<\/p>\n<p>Control of pace. Control of inventory exposure. Control of construction cycle time. Control of direct costs. Control of fixed overhead. Control of land risk. Control of capital allocation. Control of the Century Communities business destiny.<\/p>\n<p>That\u2019s what \u201cplaying defense\u201d looks like for a high-volume builder when consumers are living in a constant state of household angst \u2014 rates remain high, price points remain elevated, and there\u2019s fear that home prices could soften enough to punish anyone who buys at the wrong moment.<\/p>\n<p>In this market, defense doesn\u2019t mean laying low. He also highlighted the key strategic point: incentives have ranged from 600 bps to 1,300 bps since the start of 2024, which he described as \u201cample leverage\u201d to pull back on <em>if<\/em> market conditions improve.<\/p>\n<p>That\u2019s the defensive play: accept margin pain to eliminate IRR miscalculations embedded in older community underwriting, and to reduce the drag from specs that don\u2019t pencil in today\u2019s reality.<\/p>\n<p>Chief Financial Officer Scott Dixon underscored how the incentive lever shows up downstream: Century\u2019s Q4 average sales price of $367,000 decreased 5% sequentially, and he said the decrease was \u201clargely driven by increased incentive levels.\u201d<\/p>\n<p>This is what \u201cbuying sales\u201d really is. They\u2019re effectively strategic moats.<\/p>\n<p>In a worse-than-expected operating and selling context, cycle time is a builder\u2019s version of defensive field position: it reduces exposure to changing demand, rates, incentives, and competition. Dixon reported an 84% mortgage capture rate (quarterly and annual records) and noted ARMs rose to \u201croughly 25%\u201d of originations in Q4, with receptivity \u201cincreasing.\u201d<\/p>\n<p>This is defense as a combined-arms tactic: price\/incentive, product, and mortgage structure. It\u2019s a defense that lowers the cost of your next offensive drive.
