You\u2019re dealing with elderly individuals,\u201d he said. \u201cThe more we can educate originators on what happens on the <a href=\"https:\/\/www.housingwire.com\/articles\/longbridge-ai-reverse-mortgage\/\">\u043e\u0431\u0441\u043b\u0443\u0436\u0438\u0432\u0430\u043d\u0438\u0435<\/a> side, the better they can reinforce that with borrowers at origination.\u201d<\/p>\n<p>Key topics include first-year line-of-credit restrictions on <strong>\u0424\u0435\u0434\u0435\u0440\u0430\u043b\u044c\u043d\u043e\u0435 \u0436\u0438\u043b\u0438\u0449\u043d\u043e\u0435 \u0443\u043f\u0440\u0430\u0432\u043b\u0435\u043d\u0438\u0435<\/strong> (FHA)-insured Home Equity Conversion Mortgages <a href=\"https:\/\/www.housingwire.com\/tag\/hecm\/\">(HECMs)<\/a>, the line-of-credit growth feature and how borrowers can change payment plans over time.<\/p>\n<p>The webinar will also cover life expectancy set-asides (<a href=\"https:\/\/www.housingwire.com\/articles\/45972-underwriting-happy-birthday-lesa\/\">LESAs<\/a>), which are reserved from a borrower\u2019s principal limit to pay <a href=\"https:\/\/www.housingwire.com\/articles\/property-tax-burdens-states-debate-senior-relief\/\">\u043d\u0430\u043b\u043e\u0433 \u043d\u0430 \u043d\u0435\u0434\u0432\u0438\u0436\u0438\u043c\u043e\u0441\u0442\u044c<\/a> and insurance, as well as first-year repair set-asides for properties that must be brought up to FHA standards.<\/p>\n<p>\u201cOne of the big pain points \u2026 is repair set-asides,\u201d McIntire said. \u201cIt\u2019s important for originators to reinforce to the borrower that this is an important aspect of their mortgage, and if they don\u2019t end up getting it done, then the ability to draw funds on their account \u2014 assuming that\u2019s how they set up their loan \u2014 would be shut off.\u201d<\/p>\n<p>McIntire said borrowers without a LESA remain responsible for these obligations, and missed payments can trigger loan maturity. \u201cYou don\u2019t want to potentially risk losing the home over a few thousand dollars\u2019 worth of taxes or insurance,\u201d he said.<\/p>\n<p>Additional topics include trusts, <a href=\"https:\/\/www.housingwire.com\/articles\/virginia-widow-hud-hecm-lawsuit\/\">nonborrowing spouse protections<\/a>, prepayments, payoffs, wire transfers, servicing transfers, maturity events and <a href=\"https:\/\/www.housingwire.com\/articles\/reverse-mortgage-foreclosure-scrivnr-byron-batres-hecm-hud-servicing\/\">probate<\/a> requirements, Balettie said.<\/p>\n<p>She added that the session will highlight how the HECM program has evolved, including stronger protections for nonborrowing spouses and additional safeguards for borrowers struggling with property charges.<\/p>\n<p>A key focus will be on what happens when a loan becomes due and payable \u2014 typically when the last borrower dies or permanently leaves the home. Borrowers or their <a href=\"https:\/\/www.housingwire.com\/articles\/silver-tsunami-housing-inventory\/\">heirs<\/a> may repay the loan and retain the property, sell the home, pursue a deed in lieu of <a href=\"https:\/\/www.housingwire.com\/articles\/q4-2025-foreclosure-auctions\/\">\u043b\u0438\u0448\u0435\u043d\u0438\u0435 \u043f\u0440\u0430\u0432\u0430 \u0432\u044b\u043a\u0443\u043f\u0430<\/a> or complete a short sale at 95% of the home\u2019s market value, Balettie said.<\/p>\n<p>Because these loans are nonrecourse, FHA insurance covers any remaining balance.<\/p>\n<p>Balettie said Celink\u2019s reverse mortgage servicing website plays a central role in borrower education, offering FAQs, videos, forms and loan-specific information, as well as resources to help heirs prepare.
