The rankings highlight <a href=\"https:\/\/www.housingwire.com\/articles\/housingwire-2025-jarret-coleman\/\" type=\"link\" id=\"https:\/\/www.housingwire.com\/articles\/housingwire-2025-jarret-coleman\/\">originators<\/a> with deep expertise in FHA programs and a strong ability to serve a broad range of qualified borrowers.<\/p>\n<p>\u201cThe FHA manual is probably about 12 inches thick. All I did in the military was read guidelines. I figured out that the key to the city, especially in a tough market and on harder deals others don\u2019t want, is knowing the guidelines,\u201d Smith, an Arizona-based originator for <strong><a href=\"https:\/\/www.housingwire.com\/articles\/two-harbors-crosscountry-1080\/\" type=\"link\" id=\"https:\/\/www.housingwire.com\/articles\/two-harbors-crosscountry-1080\/\">\u041c\u0435\u0436\u0441\u0442\u0440\u0430\u043d\u043e\u0432\u0430\u044f \u0438\u043f\u043e\u0442\u0435\u043a\u0430<\/a><\/strong>, said in an interview with <strong>\u0416\u0438\u043b\u044c\u0435\u041f\u0440\u043e\u0432\u043e\u043b\u043e\u043a\u0430<\/strong>.<\/p>\n<p><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/28392635\/thumbnail\" width=\"100%\" alt=\"visualization\"><\/noscript><\/p>\n<p>Martin Medve also followed a path from the military to mortgages. He graduated from the U.S. Naval Academy in the mid-1980s with a bachelor\u2019s degree in math and flew as a Navy carrier pilot. He now splits his time between working as a commercial airline pilot and serving as a senior broker at <strong>Trident Home Loans<\/strong>.<\/p>\n<p>\u201cWord of mouth is where we\u2019re getting most of our business,\u201d Medve told HousingWire. \u201cAbout 80% of our loans are VA loans, 90% of our borrowers are <a href=\"https:\/\/www.housingwire.com\/tag\/veterans\/\">\u0432\u0435\u0442\u0435\u0440\u0430\u043d\u044b<\/a>, and a large number of our loans come from referrals from family and friends. Fathers are referring to their sons, and as they go into the military, their squadron mates are referring to us across the board.\u201d<\/p>\n<p>Medve, who is based in Florida, is among the country\u2019s top LOs by dollar amount for <strong>\u0414\u0435\u043f\u0430\u0440\u0442\u0430\u043c\u0435\u043d\u0442 \u0421\u0428\u0410 \u043f\u043e \u0434\u0435\u043b\u0430\u043c \u0432\u0435\u0442\u0435\u0440\u0430\u043d\u043e\u0432 <\/strong>(VA) loans, reflecting a focus on supporting veterans and active-duty service members.<\/p>\n<p><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/28392774\/thumbnail\" width=\"100%\" alt=\"visualization\"><\/noscript><\/p>\n<p>These LOs go beyond the bread and butter of conventional loans. They dig deeply into borrower files to find ways to qualify clients for a mortgage. They build networks of <a href=\"https:\/\/www.housingwire.com\/articles\/century-21-ceo-adding-latino-agents-is-key-to-serving-70-of-net-new-homebuyers\/\">\u0440\u0438\u0435\u043b\u0442\u043e\u0440\u044b<\/a> to help them thrive, and they are willing to teach these agents the specifics of FHA and VA programs. Some rely on strong communities.<\/p>\n<p>These LOs have thrived even as the rules have been rewritten. <\/p>\n<p>In March 2025, for example, the <a href=\"https:\/\/www.housingwire.com\/articles\/trump-immigration-mortgage-non-qm-fha-hispanic-homeownership\/\" type=\"link\" id=\"https:\/\/www.housingwire.com\/articles\/trump-immigration-mortgage-non-qm-fha-hispanic-homeownership\/\">\u0424\u0410\u0421<\/a> issued new guidance limiting loan eligibility to U.S. citizens and permanent residents, aligning with President Donald Trump\u2019s broader policy agenda. In the VA space, 2025 was marked by a push to restore a <a href=\"https:\/\/www.housingwire.com\/articles\/va-partial-claim-rules\/\" type=\"link\" id=\"https:\/\/www.housingwire.com\/articles\/va-partial-claim-rules\/\">partial claim<\/a> program intended to help thousands of struggling borrowers.<\/p>\n<p>Smith and Medve both argue that well-structured FHA and VA loans can compete with conventional financing. LOs say they can often win on speed and pricing while qualifying borrowers at higher debt-to-income ratios. But in some cases, their home purchase offers still aren\u2019t accepted because real estate agents and sellers don\u2019t fully understand the products.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-tacticians-in-a-tougher-market\">Tacticians in a tougher market<\/h2>\n<p>About 30% of Smith\u2019s FHA files, he said, are turndowns from local brokers or lenders that involved missing a simple guideline or lacking understanding of a gray area.<\/p>\n<p>\u201cThat\u2019s the unfortunate part of where our industry has shifted a bit \u2014 more toward sales and \u2018cheapest is best,\u2019\u201d Smith said.<\/p>\n<p>\u0422\u0435\u043f\u0435\u0440\u044c, \u043a\u043e\u0433\u0434\u0430 <a href=\"https:\/\/www.housingwire.com\/housing-market-tracker\/\">\u0420\u044b\u043d\u043e\u043a \u0436\u0438\u043b\u044c\u044f<\/a> has gotten tougher, agents need tacticians who know how to get things done, he added. If a loan officer can bring an agent one or two more closings and extra income in a market like this, that LO becomes more valuable than someone who only handles easy deals.<\/p>\n<p>Smith said 95% of his clients are <a href=\"https:\/\/www.housingwire.com\/articles\/acevedo-takes-helm-at-nahrep-amid-housing-market-shifts-immigration-fears\/\">Hispanic borrowers<\/a>. He\u2019s the kind of <a href=\"https:\/\/www.housingwire.com\/tag\/social-media\/\">\u0441\u043e\u0446\u0438\u0430\u043b\u044c\u043d\u044b\u0435 \u043c\u0435\u0434\u0438\u0430<\/a>-driven LO who pushes out educational content for borrowers and runs classes to train real estate agents, who are the source of most of his leads. \u201cToo many lenders overlook the agents who don\u2019t know a lot,\u201d he said.<\/p>\n<p>This year has started strong for Smith. His team averaged about 380 applications per month in the fourth quarter of 2025. But during the first quarter of 2026, they are at roughly 560 applications a month \u2014 an increase of nearly 50%. Smith closed 75 transactions himself in March. In his <a href=\"https:\/\/www.housingwire.com\/articles\/federal-housing-affordability-plan\/\">\u0410\u0440\u0438\u0437\u043e\u043d\u0430<\/a> market, there is now more than six months of inventory, creating what he calls a \u201ctrue buyer\u2019s market.\u201d<\/p>\n<p>\u201cA lot of times, I get my offers accepted over conventional,\u201d Smith said. \u201cI think it\u2019s more about communication. People still want to work with the right person. And the pricing is better on FHA too. You can often need fewer <a href=\"https:\/\/www.housingwire.com\/articles\/luxury-home-sellers-offering-more-creative-concessions\/\">\u0443\u0441\u0442\u0443\u043f\u043a\u0438<\/a> than a conventional buyer, especially when some conventional buyers don\u2019t have a lot of money in the bank.\u201d<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-one-to-one-approach\">\u2018One-to-one approach\u2019<\/h2>\n<p>For Medve, while other LOs on the team lean on a more real estate agent-centric model, he has taken a broader approach by tapping military forums and charitable events. \u201cWe connect with our peers very well, so it\u2019s one-to-one for me,\u201d he added.\u00a0<\/p>\n<p>Medve said Trident, founded in 2007, does not advertise, which helps keep <a href=\"https:\/\/www.housingwire.com\/articles\/imb-profit-q4-2025\/\">margins<\/a> and pricing lower while focusing on volume. The company is heavily staffed to maintain high-touch customer service, with more than 100 people on the team.<\/p>\n<p>Trident also structures its operation differently from many shops. The company <a href=\"https:\/\/www.housingwire.com\/articles\/mortgage-loan-defects-qc\/\">audits<\/a> every loan before it closes, which Medve said helps avoid post-closing conditions or problems with VA loans moving to <a href=\"https:\/\/www.housingwire.com\/tag\/mortgage-servicing\/\">\u043e\u0431\u0441\u043b\u0443\u0436\u0438\u0432\u0430\u044e\u0449\u0438\u0439 \u043f\u0435\u0440\u0441\u043e\u043d\u0430\u043b<\/a>. Most loan officers are not making 200 basis points and many have other jobs. Operations staff handles most of the \u201cbusy work,\u201d while LOs focus on compliance, quoting rates, taking applications and walking borrowers through terms.<\/p>\n<p>He noted that Trident did not lay off employees when COVID hit. Instead, Medve and co-owner Tim Moor used their airline salaries to keep everyone on payroll. \u201cIt\u2019s a little bit of a sacrifice to do that in the downturns,\u201d Medve said. \u201cBut when things turn up, you can handle a tremendous number of loans.\u201d<\/p>\n<p>In 2025, most of Trident\u2019s volume came from purchase loans. Last year, the company offered an affordability program built around a 2-1 <a href=\"https:\/\/www.housingwire.com\/articles\/are-mortgage-buydowns-a-lifeline-or-a-risk-for-new-homebuyers\/\">buydown<\/a>, which helped to qualify borrowers with newer jobs who needed more payment flexibility early in the loan term.<\/p>\n<p>Looking at how 2026 is unfolding, Medve is clear about his expectations.<\/p>\n<p>\u201cI\u2019ll easily do 1,000 to 1,250 loans this year,\u201d he said. \u201cWe\u2019ve done as much in the first three months as we did the entire year last year. We went from 68 loans in January to 150, and we\u2019ve seen year-over-year growth of about 30% per quarter.
