{"id":62713,"date":"2026-04-14T04:25:35","date_gmt":"2026-04-14T02:25:35","guid":{"rendered":"https:\/\/housesmarketplace.trio-tv.com\/nyc-ultra-luxury-market-surges-amid-global-unrest\/"},"modified":"2026-04-14T04:25:35","modified_gmt":"2026-04-14T02:25:35","slug":"nyc-ultra-luxury-market-surges-amid-global-unrest","status":"publish","type":"post","link":"https:\/\/housesmarketplace.trio-tv.com\/ru\/nyc-ultra-luxury-market-surges-amid-global-unrest\/","title":{"rendered":"NYC ultra-luxury market surges amid global unrest"},"content":{"rendered":"<div>\n<p>A potent mix of global instability and financial anxiety is supercharging demand for New York City\u2019s priciest homes \u2014 even as broader luxury segments grapple with stubborn inventory shortages.<\/p>\n<p><strong>HousingWire Data<\/strong> shows pending sales in the <a href=\"https:\/\/www.housingwire.com\/articles\/high-end-metros-see-price-drops-longer-selling-times\/\">ultra-luxury<\/a> single-family market \u2014 defined by a $4.3 million median price \u2014 surged 200% in the latest weekly period.<\/p>\n<p>At the same time, price reductions among those high-end properties have fallen to 11.8% \u2014 well below the historical <a href=\"https:\/\/www.housingwire.com\/articles\/ny-regulates-private-listings\/\">New York City<\/a> average of 17.9%.<\/p>\n<p>\u201cThe luxury market now is very undersupplied and extremely busy,\u201d said Ian Slater, founder of Manhattan-based <strong>Trove Partners at Compass<\/strong>. \u201c[I\u2019ve been] busier than I have been in a long time. I think more people and more wealthy people are nervous about the stock market and volatility.<\/p>\n<p>\u201cI think they\u2019re wanting to put their money into hard assets. So, real estate is obviously like a great hedge against that.\u201d<\/p>\n<p>Slater said he is seeing an increased number of families relocating from Dubai, which experienced an enormous post-COVID market surge as wealthy individuals fled London and New York.<\/p>\n<p>He has shown listings recently to two families living in <a href=\"https:\/\/www.housingwire.com\/articles\/global-luxury-housing-q3-2025\/\">Dubai<\/a> who now want to move to New York \u2014 and move quickly.<\/p>\n<p>\u201cTheoretically, you think that people are nervous and don\u2019t want to make big decisions and don\u2019t want to pull the trigger,\u201d said Slater. \u201cBut real estate is a hard asset, and because of the general safety and stability of New York, a New York apartment or house seems like a pretty good option.\u201d<\/p>\n<p>On domestic political unrest, Slater said clients have grown somewhat numb.<\/p>\n<p>\u201cThere\u2019s less reactivity to things that he [the President] says than there used to be.\u201d<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-supply-constraints-impeding-demand\">Supply constraints impeding demand<\/h2>\n<p>While demand signals are positive in the highest price tier, the broader luxury market shows a more nuanced picture.<\/p>\n<p>New listings in the multi-family <a href=\"https:\/\/www.housingwire.com\/articles\/luxury-housings-resilience-why-the-top-of-the-market-is-moving-on-a-different-cycle\/\">luxury<\/a> segment \u2014 condos and townhomes at a $2 million median \u2014 dropped 17% to 179 properties. The co-op market saw a 26% decline in new listings.<\/p>\n<p>\u201cWe have a serious supply problem for things at the high end, up at the top of the market that are renovated, a very serious problem,\u201d Slater said. \u201cI have a lot of clients who want to move that don\u2019t want to renovate. They want something bigger because they\u2019ve got significantly wealthier in the past five years, and we don\u2019t have a significant amount of people selling.\u201d<\/p>\n<p>Slater described an environment where ultra-wealthy owners are collecting real estate as opposed to selling one property and reintroducing another to the market.<\/p>\n<p>\u201cMy entire inbox is frequently brokers looking for inventory, and people calling me and asking me if I have anything off market or coming up,\u201d he said. \u201cBuyers are looking at the market and not really finding anything that they like.\u201d<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-renovation-ready-properties-a-hidden-value\">Renovation-ready properties a hidden value<\/h2>\n<p>For buyers willing to look beyond turnkey offerings, Slater said opportunities exist in homes needing <a href=\"https:\/\/www.housingwire.com\/articles\/remodeling-2026-luxury\/\">renovation<\/a> \u2014 a segment many wealthy purchasers still avoid due to lingering fears about costs and timelines.<\/p>\n<p>\u201cI just left a client looking at townhouses,\u201d he said. \u201cI\u2019m looking at things that I think are priced about 20% under where they should be, because they are in need of renovation. The length of time on the market has gotten very extensive for those things.\u201d<\/p>\n<p>The other overlooked opportunity, he said, lies outside Manhattan\u2019s hottest enclaves \u2014 the Upper East Side, Upper West Side, West Village, Tribeca and Brownstone Brooklyn.<\/p>\n<p>\u201cIf anyone is willing to look outside of these types of super-hot neighborhoods, you\u2019re going to find better deals and a lot more optionality,\u201d said Slater.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-local-election-drama-fades\">Local election drama fades<\/h2>\n<p>Concerns about New York City\u2019s election of Mayor <a href=\"https:\/\/www.housingwire.com\/articles\/no-exodus-after-all-manhattan-luxury-market-stable-under-mamdani\/\">Zohran Mamdani<\/a> drew concern from some wealthy buyers last fall \u2014 but those have largely receded, Slater said.<\/p>\n<p>\u201cI have personally only lost one deal because of fear of the mayor,\u201d he said. \u201cThere was a lot of talk around him more in the summer. New York is this giant beast. It\u2019s very hard to change it. So, even the wealthiest of the wealthy, who you think would be the most sensitive to anti-business rhetoric, they have to be here.<\/p>\n<p>\u201cTheir [limited partnerships] are here. Their analysts are here. The talent is here. The schools are here. That\u2019s not changing under the mayor.
